• FOUNDING MISSION STATEMENT: Located in the heart of farm and plantation country, the 704 acres that comprise Bull Point bear witness to defining events in history. Englishmen, Colonists, Yankees, Rebels, Indians, Merchants & Gentry have traveled these grounds. Each had their special dreams, joys and aspirations, and it is with this sense of history that we embellish this land. The preservation of its integrity and natural beauty has been the guiding force in our stewardship, and we are committed to bringing the message of history and preservation to 285 fortunate families who will own the land and enjoy the marshes, waterways and all the amenities of Bull Point.

• DENSITY: The overall density should not exceed 285 single-family residential homes. This equates to an average of just over one home per 2.5 acres. There are no multi-family residences, villas, condominiums, or commercial property planned within Bull Point. (Copied from original developers’ fact sheet)

• HOME SITES: Each home site varies in size. The smallest is approximately .67 acres and the largest is over 8 acres.

• NATURE AND WILDLIFE: Nature and wildlife abound in Bull Point and a conservation approach to development ensures these gifts are protected. It is very common to see flocks of Wild Turkey, Horned Owls, Canada Geese, Wood Ducks and Mallards, Red Fox, Bobcats, Deer, Racoons and Ospreys, are also natural inhabitants of Bull Point.

• LAKE BELLINGER - a 14-acre lake stocked with bass, bream, and catfish affords excellent to all property owners,

• PRINCE WILLIAM PARK - a 4-acre park that will remain in its natural condition.

• LAKE LIZARD - a 5-acre park with a 3-acre sticked lake, is a limited common area for surrounding residents.

• HUSPAH CREEK LANDING - a community dock and boat with grassed area to park your vehicle and a trailer.

• WILLIAM BULL PARK - Located at the southernmost point of Bull Point. This passive park includes a community dock, overlooks the Huspah Creek with a backdrop of 400-year-old Live Oaks, and a community fire pit, wood swings for sunset gazing and provides a serene setting for festive property owner events at Bull Point. Charmed by a restored 1920’s hunt cabin that offers a warm, rustically casual setting for gatherings.

• MAGNOLIA ISLAND - is a 3-acre island, which can be accessed by golf cart, foot or bike via an 800-foot boardwalk. Magnolia Island has a community dock, three gazebos connected to a 3,000 SF of deck as well as a 300-foot boardwalk to its community dock and sundeck with lounging swing. The island has restrooms, and other comfort and recreational components such as a shucking station, beach bar hut and picnic benches.

• ALTAMAHA BIRD SANCTUARY - this 20-acre preservation area for native and migratory birds is created by a berm that offers a walking and rugged bicycle path.

• POCATALICO PARK - a 65-acre are to be left in its natural state located in the central part of Bull Point.

• CLUBHOUSE - The clubhouse complex offers the property owners a variety of activities. The outdoor junior Olympic size pool and overlooks the marshes of Huspah Creek. The pool and pool deck include and air-conditioned pool cabana with kitchen amenities to get out of the heat. As well as an outdoor cooking area for property owners and their guests to leisure. Also available are two clay tennis courts and a state-of-the-art fitness facility. The clubhouse includes meeting rooms, fully stocked library, fitness, equipped catering kitchen, bar, event space, men’s and lady’s locker rooms, sauna & outdoor whirlpool plus a screened back porch with marsh views.

• BICYCLE TRAILS, GOLF CART BYWAYS & WALKWAYS - 7 and 1/2 miles of paved pathways meander along the roadways and park areas and provide special appeal to all who enjoy nature and exercise.

• WATER SPORTS - Property owners are welcome to use kayaks, paddle boards or canoes off the racks at any of the lake or boat launch sites. Paddles are stored in the clubhouse. (Use at your own risk and provide your own safety vests)
